Building Permits
A building permit is required to:
- construct a new building or add to an existing one;
- build a structure such as a swimming pool, shed, carport, garage, sundeck, storage building, fence, etc. or any exterior renovation that will change the silhouette of your property.
A demolition permit is required before a building or any part of is demolished.
A building permit is not required:
- for any renovations that will not change the configuration of your home, ie. interior renovations;
- maintenance and repair work such as: re-roofing; re-siding, installing storm doors and windows, repairing existing decks, stairs, and landings, or installing eavestroughs and downspouts.
Application Requirements
Building permit applications are available online or can be picked up at the Town Hall.
- copies of a plot plan showing where the main structure and/or any accessory buildings are situated on the property
- specifications and scale drawings of the building or structure showing dimensions, proposed use of each room, and land dimensions
- contractors’ names
- total estimated cost of the project
Fees and Bonding Requirements
A. No permit may be issued under Section 7or Section 8 until the fees set out below have been paid to the Town and the bonding requirements of
this section have been complied with:
In the case of Residential, Commercial, Industrial, and Institutional Construction:
i. a fee of ten dollars ($10) per thousand dollars ($1,000) of construction value or
any portion thereof on the first five thousand dollars ($5,000) of construction
value; and
ii. a fee of six dollars ($6.00) for each additional thousand dollars ($1,000) of
construction value or portion thereof in excess of five thousand dollars ($5,000);
and
iii. in the case of accessory buildings having a floor space of twenty (20) square
metres or less, and/or any accessory building valued at two thousand dollars
($2,000) or less, the sum of twenty dollars ($20).
iv. in the case of a Demolition Permit, a fee of:
a. twenty dollars ($20) where the estimated cost of the demolition work is
up to and including one thousand dollars ($1,000);
b. one hundred dollars ($100) where the estimated cost of the demolition
work is more than one thousand ($1,000) up to and including five
thousand dollars ($5,000); and
c. five hundred dollars ($500) where the estimated cost of the demolition
work exceeds five thousand dollars($5,000).
B. There shall be no fee charged for a permit issued on any detached construction which
does not exceed five (5) square metres in area and three hundred dollars ($300) in value.
C. The construction value shall be that value as determined by the Building Inspector to be
the estimated cost of the building or structure excluding land value.
D. Electrical Waiver fee shall be twenty dollars ($20).
E. In the case of Building Permit or Demolition Permit renewal issued in accordance with
Subsection 9(B) herein, the processing fee shall be three hundred dollars ($300).

What are the front, side and rear property line setbacks and height requirements for a house, and for an accessory building, (garage, shed)? A house must be set back from its property line if fronting on an arterial or collector highway, 15 meters, (50 feet); and, from any other street or highway, 7.5 meters, (25 feet). A house requires a side lot line of 3 meters, (10 feet), and a rear lot line of 7.5 meters, (25 feet). No main building may exceed 9 meters, (30 feet), in height.
An accessory building, (detached garage, shed), may not be located in front of the main dwelling. No part of the accessory building can be closer than 1.5 meters, (5 feet), of a side or rear property line, but where a side or rear property line is also a street line, if it is an arterial or collector highway, 15 meters, (50 feet); and, from any other street or highway, 7.5 meters, (25 feet). No accessory building can exceed one story or 4.5 meters, (15 feet).
NOTE: Distances are measured from your surveyed property line, not from the street or sidewalk.
How close can a fence be located to my property line? A fence or any greenery bordering property is to be located at least 60 cm, (2 feet) from the property line. No fence may exceed 150 cm, (5 feet) in height in a Residential Zone, or 250 cm, (8.3 feet), in a zone other than a Residential Zone.
Do I need a permit to install a swimming pool? Yes, a building permit is required for a swimming pool, including inflatable containers, located in whole or in part outdoors, and containing water to a depth of more than 61 cm, (2 feet), for the purposes of swimming, diving, wading or soaking.
Is a fence required around my pool? Yes, an enclosed fence or wall of a building or structure is required, or a combination of both, at least 150 cm, (5 feet), in height, and the enclosure must be located at least 130 cm (4.3 feet), from the edge of the swimming pool or from any condition that would allow its being climbed from the outside. The enclosure is required to prevent children from climbing up over and into the pool.
