Approval Process
- Prior to submitting a proposed subdivision plan, contact the town’s Development Officer at 849-5749. He will give you advice and assistance on the most appropriate way to subdivide your land.
- Upon consultation, submit a letter of request for a tentative subdivision approval, including the submission of a tentative plan prepared in accordance with the Community Planning Act and the Town’s Subdivision By-law No. 35. A surveyor typically does this part of the process for you.
- After approval of the tentative plan, the Development Officer, pursuant to the Community Planning Act, and the Town’s Subdivision Bylaw No. 35, requires you to submit a final subdivision plan. The final plan requires the appropriate scale and type, (plastic, paper and digital), as stipulated under the Town’s Subdivision Specifications and Guidelines.
The Subdivision Approval Process involves the Development Officer, and in many cases, the Planning Advisory Committee, who approve any variance requests, private streets, street names, and provides recommendations on land for public purposes.
Council approval is required in instances where the subdivision will create an addition to an existing street, or a new street altogether, or where the proposed subdivision will create any new utility and/or municipal easements, or will take lands for public purposes, or cash in lieu of land.
Fees
- $100 for each plan of subdivision consisting of two lots or less
- $200 for each plan of subdivision consisting of more than 2 lots plus $10 for each lot shown on the plan
- $25 for a re-approval fee when a subdivision plan has been approved, but not filed within the time period required
Land for Public Purposes
As a condition of approval of a subdivision plan, land in the amount of 10% of the area of the proposed subdivision, except for streets intended for public use, is to be set aside as land for public purposes. In lieu of land set aside, the Council may require a sum of money to be paid to the Town in the amount of 8% of the market value of the land in the subdivision at the time of submission for approval of the subdivision plan.
